Agents on YouTube have the upper hand over all other Agents in the area & here’s why… Three years ago, we moved from Phoenix to Boise but we had options and needed to do some research. Did I go to Instagram or TikTok and search for the best Real Estate Agents in the area? No. Before I even cared about a Real Estate Agent, I needed to do research to find out: 1. Pros & Cons of living in each area 2. What are the schools like 3. How’s traffic 4. What’s the cost of living 5. What’s the outdoor recreation like 6. etc. So I took to YouTube because I wanted to SEE what the area was like, not just read about it. The videos that I found ended up being created by Real Estate Agents. They were providing me with the information I was looking for that would ultimately help us decide to move to Boise. And the crazy part is that by the time we made our decision, I had probably watched at least 10 hours of videos from one particular agent. This built trust that he knew the area enough to help us find a house in the specific area we wanted our family to land. And even crazier to think is that we nurtured ourselves as a lead for this agent. There wasn’t any follow up he had to do. I never received an email or call from him. But by the time we called him, we already knew him and were ready to buy. We were the easiest leads anyone could have because we had already self qualified & self educated ourselves. All we needed was someone to put the paperwork together. So if you want to market yourself on social media the modern way without dancing, pointing to blank spaces on the screen or smiling aimlessly at nothing… YouTube for Real Estate Agents is the answer for you. Send me a message to learn about how to get 3-5 inbound leads per week that are ready to work with you by the time they call.

For psychological reasons, always hand your seller a big, heavy binder full of checklists. Have you heard you should hand your seller a big, heavy binder full of check lists and a market analysis? It’s actually best explained by Robert Cialdini in the book, Pre-suasion. He explains that we associate things that are heavier as more important. It’s the reason why when someone hands us a survey, they do so on a clipboard with a big heavy stack of papers. When there are two job applicants, the resume that is viewed in a heavy notebook, is seen as the more qualified candidate. You can use this to your advantage as a real estate agent by handing over a binder to your sellers with everything they’ll need to maximize the value of their home. This will help solidify you as the right agent to sell their home.

You’ll never get to where you want to go working 8 hours a day… In the beginning. I’m not promoting the hustle culture, because I don’t like that vibe. I’m promoting that we all want to change now and the fastest way to see that change is to do more over the same time horizon. Here’s an example: If you want to grow your brand on Instagram and you see other brands in your niche posting 3 times a week and they have 100k+ followers, you might think… “great, I’ll post 3 times a week if I want to be like them.” Sure, and… If you do this for long enough you’ll eventually have 100k followers but… How long are you willing to do the thing until you reach your goals? Most of us want to get to the next step in our journey sooner rather than later and think that if we do what everyone else is doing then we’ll get there. False. We need to do 3 times the output. We need to learn 3 times faster. We need to fail 3 times more. The more we do, the more experience we’ll have and the more conviction we’ll have that we are ultimately doing the right thing to get to where we want to go.

Views don’t equal money, so how do we turn these vanity metrics into something that can actually generate revenue for our business. Relationships. The way you turn followers and engagement into revenue is by building relationships. Step 1: Optimize your profile so that when someone lands on it, they know what you do and who you serve Step 2: Communicate to your ideal customer so you are attracting the people you want to work with Step 3: When someone follows or engages with your content that is your ideal customer, send them a DM thanking them for their engagement. Start a simple conversation so start to understand them a little bit better, not to sell them Step 4: Continue to post valuable content that is relevant, relatable and sharable. Because you started a conversation with this person, they will be more comfortable engaging with you in the future. Step 5: Add the appropriate calls to action where it makes the most sense allowing people to feel more comfortable to buy from you. Social media is more about building a brand rather than pushing for sales. So if you’re looking to be in business longer than just one more year, you may want to consider focusing more on actual strategy to generate you more conversations, more leads and more revenue.

Here’s how Teia Golden is getting 3-5 leads per week as a Real Estate Agent in Idaho without paid ads, posting social media or any traditional form of marketing such as door knocking, cold calling or sending out post cards. She post YouTube videos about neighborhoods in her area. She answers the questions that people have about moving, living or investing in her town. Here’s the craziest part…there are only 12,000 people in the entire county that she sells in which includes several different towns. The average time it takes to close a deal for most agents is around 90 days. The buyers journey of awareness about you to developing trust in you can be a long process especially if you’re following up manually with calls, texts and post cards. The beauty of YouTube is that the viewer is nurturing themselves. If they’re interested in learning more, they can choose to continue to watch your videos until they are ready to buy. Once that person reaches out, they are usually ready to go. They trust you as the agent. They’ve done their research on the different areas they want to buy in. They just need help finding the right place and closing the deal. So what’s holding you back from getting started on YouTube? Not enough time? Too saturated? Don’t know what to make videos about? Let me know in the comments below.
